Preferred Profile

Well-located value-added opportunities in retail, office, industrial and governmental which may include components of new development, redevelopment and re-leasing.

Location

All geographic areas across the United States excluding Hawaii.

Price and Yield

Value-added commercial properties, single tenant net leased properties, or property portfolios, fee simple or non-performing loans ranging in size from $1 million to $250 million. The make-up of tenants, age, location, risk profile and other factors will determine the offer capitalization rate.

Target Properties

Vacant or pending anchor vacancies
Properties with short-term net leases or subleases to another tenant
Specialty net leased properties
REO properties, or non-performing notes and mortgages
Leases to below investment grade tenants
Sale/leaseback transactions
Multi-property packages  

Other Requirements

Existing assets must be purchased at a discount to current replacement cost.
Environmentally impaired properties will be considered.
