Acquisition Criteria
Preferred Profile
Well-located value-added opportunities which may include components
of new development, redevelopment and re–leasing.
Location
All geographic areas in the United States with a primary focus in
the Midwest and Southeast.
Price and Yield
Value-added commercial properties, single tenant net leased properties,
or property portfolios ranging in size from $500 thousand to $50
million. The tenants, age, location, risk profile and other factors
will determine initial yield.
Target Properties
Vacant or pending anchor vacancies
Properties with short-term net leases or subleases to another tenant
Specialty net leased properties
REO properties, or non-performing notes and mortgages
Leases to below investment grade tenants
Sale/leaseback transactions
Multi-property packages
Other Requirements
Existing assets must be purchased at a discount to current replacement
cost.
Environmentally impaired properties will be considered.
